Showcase on Realtor.com

Realtor.com is the public side of the MLS. It is the largest of all the sites with more than 4 million MLS listings displayed. Realtor.com states that their website comprises 84% of all public website real estate searches. Although other public websites are beginning to have a broad appeal and they are definitely becoming household names in real estate, combined, their entire presence accumulates to 16% of the public viewing market.

Realtor.com is the largest, most well known and has the most current data base in the marketplace. Your listing with FlatFee.com will be showcased on Realtor.com.

Free Seller Documents

The seller disclosure form, lead base paint disclosure form, homeowner association forms…are some of the forms that may be needed when a contract is offered to you from the Buyers Agent. Most often, the Buyers Agent will supply the documents to you when discussing the contract offer. If however, you do need any of these forms, your referral Broker will supply them at no charge.

Unlimited Changes

When your referral Broker posts your MLS listing on your local MLS, you will receive a copy of your listing. Please review it for errors and/or changes. It is common that you will have requested changes after reviewing the listing. Please make a complete list of requested changes so that the Broker may be able to amend the listing as quickly and accurately as possible. The intent of your review is that your listing is available for all Realtors for their viewing as accurate and as soon as possible.

As time passes you may wish to lower or raise your listing price. This of course is quite common in this real estate market. However, continuously changing your remark section to read something new in the hopes that the change will bring in more viewers is incorrect.

Remember That Photos Sell

You may wish to update a photo or two down the road. If you have done something to the exterior of your property, such as new landscaping, you should send the referral Broker that new and updated photo. If you have just remodeled the kitchen or bathroom send a new photo.

No Hidden Fees

FlatFee.com charges a flat rate of $295 to MLS list your property. There are no other fees or commissions due. You only pay a sales commission to the Buyers agent at the time of closing.

No Listing Commission

Traditional full service real estate Brokers charge 6% commission to list a property on the MLS.  It is usual that 3% is for the listing Broker and 3% for the buyers agent. A listing commission may be negotiated up or down as well as the buyers agent commission.

FlatFee.com simply charges a one time flat fee of $295. You save the traditional 3% listing commission. Of course, you need to offer and pay the buyers agent commission at the time of closing.
