What is the Multiple Listing Service ( MLS ) ?
The MLS is made up of 900 plus independent local real estate boards across the country. Florida has 30 local boards. Only licensed brokers and realtors may list properties they represent in the MLS. The MLS is a data base of homes and properties for sale and rent. It is said that 94% of homes are sold through the MLS.
Is there a selling agent commission?
No. The flat fee paid to FlatFee.com covers the traditional listing commission to place you on the MLS.
Is there a buyers agent commission?
Yes. When a realtor brings a buyer, presents a qualified offer to purchase or rent , and you accept., then a commission is due that agent at the time of closing. Usually the commission is between 2-3% for most for sale properties and half a months rent for rentals. We recommend that you offer the commonly used range of commissions so that your listing has the attention of local agents.
What if I find a buyer myself?
No commissions are due if a realtor is not involved with the transaction.
Am I able to cancel my MLS listing ?
Yes. You my cancel your MLS listing at any time and for any reason. The only exception would be if your were in contract and a realtor is involved.
